Ranch Conversion

Project scope
This house in Decatur was a 1950s-era single story brick ranch with three bedrooms and two baths, approximately 1,700 sq. ft., built on a concrete slab with no basement or crawl space. Renovation details include:
  • Original floor plan included many small rooms
  • Gutted 75 percent of first floor
  • New plan removed walls to combine rooms, create appealing open floor plan
  • Custom-designed kitchen with custom cabinetry
  • New permanent staircase and full height second floor
  • Second floor is approximately 500 sq. ft., with two large bedrooms with vaulted ceilings and large bathroom with double vanity
  • Two dormers added to balance architectural elements of façade
  • Extensive structural engineering to ensure proper support of second floor addition
  • Craftsman-style detailing throughout project

Green Features
  • Icynene spray foam insulation in roof line throughout
  • Hi-efficiency HVAC

Challenges
Installing new water and waste lines for relocated kitchen and laundry, and ensuring proper support for second floor on slab foundation

Solution
Extensive cutting of slab to run new water and waste lines for relocated kitchen and laundry, new footings to carry new loads of second floor.
